The new gym equipment should be arriving on monday
(2 treadmills, 1 rower, 1 cross trainer, 2 bikes plus a free spinning bike)
Cameras have now been fitted in the gym and spa area
If damage is caused we can now see which person is responsible and locate which house no.
Owners are responsible for themselves and their tennants.
It is very expensive for the community if people don't treat the equipment with care.
It has come to my attention that an owner has been charged for not having an ICP on his electric which is not the case he was charged since last June so hence is going to recieve the money back.
Please check your bills under where it says energia if you have something that says RECARGO EN POTENCIA POR FALTA DE ICP
you are being charged and need to go to Iberdrola at Pilar and fill in a reclaim form.
I think most of the properties here are fitted with the ICP its on your fuse box where the main black switch is theres a green tag.
Also just for information there is a night and day tariff
winter -oct-march 10pm-12 midday 7 cents kw rest of time 19 cents
summer march - oct 11pm-1pm

The potencia contratada is 25A you can also higher this to 30A OR 35A for an extra charge if you have trouble with your electric tripping.

Informative meeting 18th December 2011:
Marta explained to residents that the problem with the spa is that there is a leak into the underground 'pit' located in the tv/cleaners room, the leak is from one of the three pipes that run underground. One of these pipes was repaired in August and now another one is leaking, this is because the pipes are corroding because of where they are situated.
The re-siting of these pipes was included in the list of repairs given to the builder by the commitee, but the community lawyer has been unable to contact the builder for the past two weeks and so the commitee is making plans to get other people to carry out the work, bringing the pipes above ground. This work is planned to start on Tuesday 20th December, the cost will be 1000 euros for materials and 18 euros per hour for labour, the work could take four or more days. The community will then try to reclaim this money from the builder as the pipework was not constructed correctly.
The president and vice-president will visit the office of the builder on Monday to try to find out why he has not been available to discuss this issue with them or with the lawyers involved.
Some residents felt that there has been insufficient information about these problems during the past three weeks, but Marta explained that there was little information to pass on until the builder had been contacted and she had obtained a quote for the work to be undertaken. The Administrator had e mailed all owners with a brief explanation, but the commitee acknowledge that not all residents have access to internet and will try to communicate more fully in future.

I appreciate all help the president, vicepresident, and committee members are doing for community, but please, do not forget they are owners like you, I do not want they will be involve in problems between neighbours, because this is my job, it is true Marta and Jane are always in community, and it is very easy to inform them about all problems, etc, but please, do not forget they have also their own life. Dear neighbors, owners and tenants.
We've had some rules in the Royal Park Spa Resort since the first annual general meeting in 2008.
These can be viewed on this website
as well as all apartments have a copy.
The rules are common to all "Urbanizaciones" in the Valencia region.
We have had many complaints over the last 3 years that these rules were not respected in the summer time.
It was therefore an item on the AGM this year whether we should have a guard at the pool, the busiest part of summer.
A large majority then adopted six weeks from mid July to late August.
This is not to annoy anyone, but for everyone to enjoy life around the pool and spa area.
We ask only for everyone to respect the rules and each other by the pool, spa area and all common areas.
After our summer party this year we had a surplus of cash of 36 euros
We hired a set of wheels to help take everything back into storage and
We have purchased a magnetic notice board which we have placed under the stairs opposite the spa
This is for anyone to use maybe if you have something for sale or an event going on

The Outside pool is now open again.
The investigations will go on next week without closing the pool.
The outside pool will be closed from the 13th to the 20th of June.
The pool is losing water and we have to find the problem.
Recently we have had several episodes of noisy neighbors, barking dogs etc.
According to Spanish law, there must be quiet between 24 and 8 in the morning and if the neighbors do not respond in a friendly recommendation the only solution is to call the police.
Local Police in Orihuela Costa can be called on telephone 649900304 24h a day.
Members of the Committee has repeatedly tried to contact the noisy neighbors or neighbors with barking
dogs without success.
There was a bad earthquake in Lorca on wednesday.
It is only about 100 km from Royal Park.
But we did not feel anything here and the buildings are still standing
Non Residents income tax in Spain
Hi folks, I found this web site about non residents income tax in Spain. It is a bit of useful information especially for the renters. If you read it you will find out that the government tax collectors are working with the utility companies to identify properties that are being let out for profit. Sneaky hey? When they catch up with you there seems to be no escape from a hefty fine if you have not been declaring it.

We know many of you will not be there.

During the AGM in May we discussed the problem of non-residents obtaining keys to access the community grounds and using our Spa facilities. This was generally ex residents, their friends, the builder of the development and his colleagues.
A vote was taken, and it was unanimously agreed to install a new door entry system to the Spa area to prevent unauthorised access in the future.
This system is to ensure that access is only allowed to residents, owners and rentals of properties of The Royal Park Spa, along with family and friends ONLY when escorted by a key holder.
This entry system has now been installed and keys have been collected, or are available for collection from members of the committee.
May we remind you that we are providing one key per property to ensure that duplicate keys are not handed out to non-residents of our community.
If key holders are found to be abusing this system and loaning their access keys to people who are not residents of the community, we will disable their key from the access system and they will have to apply to the President to obtain a new key.
Please remember that we have all paid a premium to purchase or rent properties within the Royal Park Spa. We also pay higher community fees than many other developments in the area.
In doing so we should be doing everything that we can to keep our Spa and grounds well maintained, in good working order and exclusive, safe and secure for the use of our families and guests.

Dear nieghbours,On Wednesday June 30th we will be installing the acsess control for the spa.It is a key which will be coded to your apartment, it CANNOT be copied, you will be issued with 1 key, if you or your tenant lose it ,it will be cancelled and you will have to pay 50 euros to obtain a new one which will have a new code.
You or your tenantwill need to collect your key and sign for it.You will need to notify your tenant, if you do not wish your long term or holiday rental to collect your key you MUST notify us.If you are still owing fees from previous years please contact the administrator (http://email@example.com

The spa has been sprayed with insecticides as we did last year

Our yearly golf tournament wil be held over the week-end
9th and 10th of October 2010.
During the Easter one of our neighbours had a burglar in their apartment in the night while they were sleeping.
Therefore please remenber to keep all gates shut all the time.
For neighbours that rent out their appartment it is very important to stress this to their tenants as they often are more indifferent.
We are now starting to think about the AGM 15th of May at 11 o'clock, if you have any suggestions for discussion please contact us before 31th of March.

Dear neighbours, Buenos días.
This is Marta Dueñas from nº80 in Royal Park the new president of the community.
The committee are very glad to make you know there will be an "official" party on July the 11th, in order to celebrate the first aniversary of our neighbourhood. There will be some food and drink, music and.... lot of fun.
But if you can't come in july you don't have to worry, we realice lots of people come in August, so maybe there will be another informal party in that month, just a neigbours meeting, people bringing their own food, etc... Twice better than once.
I'tsvery important you let us know if you could come to the july party, because we must arrange and prepare for depending on the number of people, please e-mail me in order to confirm attendance.

Due to the reorganization of the maintenance of the Community,
1 - Carlos and Elena doesn’t work for the community anymore.
2 - A new company provide a comprehensive services to the community.
3 - The worker NASER is going to be in the complex full time. Wednesday and Sundays afternoons off.
4 - The SPA and Gym will be open only from 9am to 10pm for cleanning and maintenance reasons.
5 - The SPA and Gym will be closed Wednesdays as always.
